KEY CHALLENGES & SOLUTIONS

Mobility Reimagined

Early tenant engagement prompted a major shift in direction. A prospective occupier required a significantly larger, integrated facility to support complex operations across workshops, offices, R&D environments, and high-bay storage.

In response:

•    Three units were consolidated into a single 90,000 ft² purpose-designed building

•    An accelerated programme was established to secure revised planning within just four months, including full design development

This milestone was achieved successfully, enabling the building to progress through construction and reach Practical Completion in August 2025.

PROJECT OVERVIEW

The Ranges forms a key component of the wider Bicester Motion masterplan. Identified as the most commercially viable phase to initiate development, the project set the foundations for the evolving mobility and technology hub.

IKS were appointed to lead the project from the outset, managing design, procurement, commercial strategy, and delivery. With an existing planning consent already in place, our first step was to assemble the wider consultant team and undertake a strategic review of the approved scheme. Working closely with agents and future occupiers, we reshaped the layout into a more flexible and commercially aligned proposal while remaining within the original planning parameters.

A revised planning consent was secured for seven contemporary buildings, designed for subdivision and providing c.210,000 ft² of adaptable commercial space.
