IKS acted as the commercial and contractual lead throughout the project, providing clear governance, cost certainty, and robust contract administration from design development through to delivery.
Working collaboratively with Miller Construction Services (Project Management), BMJ (Architects), Long & Partners (MEP Consultants), and JCA Contractors (Design & Build Contractor), IKS ensured that commercial control and programme certainty were maintained throughout a technically complex fit-out.

Specialist MEP coordination
The laboratory environment required complex mechanical and electrical systems, including enhanced air handling, extraction, and controlled environments. IKS managed the commercial implications of design development, ensuring changes were fully validated, costed, and integrated without impacting critical programme milestones.
Live operational environment
The works were delivered within an occupied building. IKS coordinated closely with the contractor and building management team to sequence works effectively, minimise disruption, and maintain safe, compliant operations throughout the programme.
Programme certainty
A fixed completion date was required to align with tenant onboarding. Through proactive contract administration, early risk identification, and disciplined change control, IKS supported the team in maintaining progress and safeguarding the agreed delivery programme.

PROJECT OVERVIEW
IKS Consulting was appointed by QMBio Innovations to provide full Quantity Surveying and Contract Administration services for the comprehensive fit-out of a second-floor pharmaceutical laboratory and research facility, delivered on behalf of tenant Queen Mary University.
The project forms a key element of QMBio’s long-term strategy to transform existing floorplates into flexible, compliant, and future-ready laboratory environments capable of supporting a diverse range of bioscience and pharmaceutical occupiers.
The works included the integration of specialist MEP installations, controlled laboratory environments, enhanced ventilation and extraction systems, cleanroom-ready infrastructure, and high-specification finishes aligned with the operational requirements of pharma-grade research facilities.
